Project manager in La Rochelle: reconciling maritime heritage and modern comfort

La Rochelle is no ordinary city for a project manager. Between the salt spray that attacks renders, the listed cut-stone facades, and a demanding urban plan around the old harbour, every project must deal with constraints you find nowhere else on the Atlantic coast.

A built heritage that demands respect

The Rochelle houses — whether the 17th-century mansions on rue du Palais or the ship-owners' houses in the Saint-Nicolas quarter — were designed for a humid but ventilated climate. Installing airtight interior insulation without care condemns the stone to rot within ten years. Our projects in the historic centre systematically favour lime-hemp renders, bio-sourced insulation, and hygro-regulated ventilation.

Planning rules: reading between the lines

The Safeguarded Sector (PSMV) covers most of the city centre. Concretely: any intervention visible from public space — joinery, shutter paint, facade colours, roof tiles — requires the approval of the ABF (Architect of the Buildings of France). An early consultation saves three months of refusals and a project to rework entirely.

What changes in the harbour area

Les Minimes, Port Neuf, Les Salines: recent neighbourhoods allow more freedom, but the ocean proximity calls for precise technical choices. Zinc roofs, environmentally rated aluminium joinery, verification of the coastal risk plan (PPRN). Building on marshland or in flood-risk zones means accepting additional foundation costs from the study phase — better to know before signing the preliminary contract.

A well-led Rochelle site

We just delivered a 370 sqm villa in the Charruyer park area: high-end renovation of a master house, bespoke joinery, oak herringbone parquet flooring, contemporary pool house, 70 m² insulated garage, landscaped garden etc... The secret? A project manager on site twice a week, local craftsmen who know cut stone, and tight coordination over 24 months.
