A deeper mission than the advice visit, undertaken once a project is seriously considered. We verify technical, regulatory and financial feasibility: PLU or PSMV review, setback and height constraints, existing-building analysis, programme outline, detailed budget estimate. The essential prerequisite before committing to a full project management mission.
First sketches, volumes, layout, construction principles. We refine together until the project direction is validated. Time for big decisions.
Dimensioned plans, sections, facades, materials, detailed technical principles. The dossier filed for the building permit.
Filed at the town hall. Review takes 2 to 3 months (5 months in heritage zones or near listed monuments). We track the file, answer additional requests, support the ABF meeting if any.
We write detailed specifications (CCTP) per trade, send to craftsmen per lot, analyse bids, negotiate. You validate craftsmen with us.
We coordinate all trades, are on site twice a week on average, control quality, hold the schedule and budget. Weekly site meetings.
Works reception with snag list, removal of snags within legal deadlines. We stay available during the first year (final completion guarantee) for any remark.
Most decisions get easier once we've walked through the site together.
